The vision for a landmark Gateway Enterprise Business Park precinct at Sunbury Rd. Bulla Victoria.

The Hi-Quality Group has the opportunity to build Gateway Enterprise Park at its land holding at 600 Sunbury Rd Bulla. The subject land has been designated for employment (industrial) purposes as part of the Sunbury Growth Corridor Plan and is included in a Precinct Structure Plan (PSP) No. 1074.

The 365-hectare site forms part of the gateway to Sunbury and is closely linked to an existing freeway network. This is further enhanced by the close proximity to Melbourne International Airport just a few minutes away and the CBD, which is 25 minutes south.

Sunbury itself has progressed well beyond its original vision of being a satellite township and is now an expanding, vibrant business district servicing the communities that surround it.

This region will soon see various new housing developments take up large expanses of this former agricultural land between Tullamarine and Sunbury and it is essential that business, community services infrastructure and employment opportunities are created in advance of this expansion.

The landowners – the Hi-Quality Group - already operate an Eco-Park on part of the land outside of this development zone and have a team of specialist consultants to assist in the development of a vision for this Enterprise Business Park.

The initial brief has been established to gain a clear understanding and analysis of land supply and demand in the region and to develop the intended elements for a unique enterprise that is sustainable, architecturally, technically and environmentally challenging. The underpinning goal is to set a new benchmark in business park development that has the potential to achieve a status of Victorian and National significance.

The overall development objective is based on the need to create a high quality, innovative built environment, which plays a key role in attracting investment across several market sectors to the region and to creating new employment opportunities.

The significance of this development is both strategic and vital for the advancement of sustainable economic growth in the region and fully supports the underpinning economic missions of the State Government, connecting Victorians and Victorian businesses to other local, national and international businesses and markets.
